UrbanMix Inspect is a field-to-report inspection app built for energy retrofit contractors and compliance auditors. It replaces scattered photos, handwritten notes, and spreadsheets with a single 3D source of truth, allowing teams to capture existing conditions once and generate scopes, quantities, and reports faster.
Designed specifically for LL88 and LL97 retrofit survey workflows, Inspect helps contractors document mechanical spaces accurately, reduce missed quantities, and turn site visits into bid-ready deliverables.
Inspect uses LiDAR to scan boiler rooms, basements, corridors, and other retrofit-relevant spaces. Each scan produces an accurate 3D model of existing conditions that becomes the foundation for all annotations, measurements, and reports. Instead of relying on loose photos, findings are captured directly inside the model, preserving location and context.
Contractors can annotate conditions in AR by placing general tags with photos and notes directly in the scanned space. Equipment and field conditions are captured using structured, form-based tags for items such as steam traps, radiators, lighting, and other mechanical components. This structured data ensures consistency and eliminates re-entry later in the workflow.
Inspect also includes AR pipe tracing tools designed for retrofit takeoffs. Pipe runs can be built digitally using tap-to-build or arrow-guided workflows. Each pipe is assigned a utility type, diameter, material, and master-venting inclusion where applicable. The app automatically measures pipe lengths and counts joints such as elbows, tees, and branches, removing the need for manual measurement and reducing missed quantities.
All captured data flows directly into reports and floor plans. Inspect compiles scans, tags, and pipe geometry into annotated drawings, tabulated quantities, and reports with embedded photos and notes that are ready for clients, compliance review, or internal coordination.
In the prepare phase, contractors can edit pipe runs, adjust material pricing, and generate procurement lists, draft budgets, and exportable documentation suitable for bids and project planning. What traditionally takes days of cleanup and coordination can be completed in hours.
